Use one record for each door
For a property with several garage openings, label the doors by position and record the correct operator model for each. An unusual sound from one bay should not be assigned to every assembly. Share when the doors were last serviced and any periods without use; avoid guessing at their condition from an attractive exterior or a quiet motor alone.
Separate routine attention from a repair decision
Ask for findings that distinguish cleaning, prescribed lubrication and adjustment from replacement of damaged components. If the owner is away, identify who receives the findings and who may authorize follow-up. Keep manufacturer care instructions available to anyone maintaining the property so a general exterior-cleaning contractor does not apply unsuitable chemicals or pressure to the door.
