Keep the request about the actual opening
An overhead door on a private garage differs from a pedestrian door, gate or shared parking entrance. Include a clear description of the equipment and the issue you want resolved. If the bottom seal is damaged, note whether the door still closes evenly; a gap can involve more than the flexible seal and should not be hidden by an oversized replacement strip.
Prepare for planned work and weather interruptions
Hypoluxo’s Building and Zoning forms include permit and inspection documents as well as construction requirements during tropical events. For a new-door project, clarify what happens if conditions interrupt the work and how the opening and materials will be secured. Use the Town’s current instructions for the project instead of relying on a form saved from a prior renovation.
Your questions
Can a new bottom seal fix every gap?
No. Door alignment, the retainer and the condition of the opening can also matter. Describe the gap and have its cause assessed before selecting a seal.
What should be agreed before the old door is removed?
Confirm the replacement scope, product availability, access and arrangements for any interruption. Ask how the opening will be managed if the work cannot finish as planned.
